The Roles and Impact of External Stakeholders in Real Estate Development

Real estate development involves a variety of processes to achieve a desirable end. These processes involve a variety of inputs, including land, labor, capital, and entrepreneurship. The end result is a building or property that can be used by people for various purposes. A real estate development project may be either new or redeveloped.

Pre-development

Pre-development is one of the most critical stages of the real estate development process. It involves planning the moves for the project and determining the feasibility. Pre-development is especially necessary if the real estate project involves a large piece of vacant land. The process also involves analyzing the market and identifying the appropriate target demographic.

Speculative projects involve a high degree of risk throughout their life cycle, including pre-development and construction. The developer must ensure the financial viability of the project by securing long-term credit for the property and developing it accordingly. While the risk of construction is low, pre-development is high, as it involves a number of regulatory hurdles and a high degree of uncertainty.

Construction

Construction is an important element of real estate development. The development process is monitored and supervised by an assigned person. This person will make sure that the procedures are followed and that the work is done according to the set standards. He or she will also conduct periodic inspections to ensure that all the procedures are done correctly.

The process of construction in real estate development has many stages. This includes demolition, site preparation, civil engineering, and the building of the structures. In order to achieve a reliable valuation, the information used should be relevant, appropriate, and representative. In particular, sales and income data should be verified with a direct party involved in the transaction. This way, the data is representative of the properties under consideration.

Stakeholders

Stakeholders are the people or groups that are involved in a real estate development project. These groups can be divided into internal and external stakeholders. The roles of these groups depend on the type of real estate development project and the external factors that affect it. Figure 1 shows a schematic view of these groups. The objective of this paper is to understand the roles and impact of external stakeholders in real estate development projects. To do so, it is important to understand the nature and dynamics of the environment.

Stakeholders in real estate development are diverse and come from many different backgrounds. These groups must work together to ensure that the real estate development process functions. Ultimately, the end users of a real estate development are the customers who either purchase or rent the units. Other stakeholders include market researchers, construction material manufacturers, real estate brokers, and environmental consultants.
